i was talking w my landlord the other day and he mentioned that hypothetically if he sells the home in which I live, i have to vacate, and I dont have till the end of the contract/lease. I was thrown off and said I believe that I would become the tenant of the new owner till the lease was up. and he said, no, he made sure to put it in the contract that he can sell at anytime and i have to go...I said Ok and then after the converstaion went and pulled up the contract and this is what i found

"Selling the contract:
5. The landlord reserves the right to sell or give over the condominium or the contract to
another party without the tenant’s consent, provided that this contract is not terminated.
6. The tenant may not give/sell the condominium to another party and will be responsible for
paying rent even if he leaves the condominium before the end of the contract."


from my basic understanding of the english language, my landlord is 100% wrong...it specifically says - "provided that this contract is not terminated" which means I can just continue renting from the new landlord until the lease is up...

any input from a lawyer would be appreciated. thanks
Dont think you need a lawyer to answer this - it seems pretty straightforward. And assuming you are in a state that is tenant friendly, there is definitely no way for the LL to reinterpret the contract.

That paragraph in the contract doesn't prove one way or the other, it just says he has the right to sell the contract without consent if it wasn't terminated, not that he can't terminate it. There may still be other language in there about terminating if the property is sold.

there is nothing else in the contract that says anything about terminating if the property is sold. so would that omission mean I can stay until my lease is up even if he sells?

I bought out my MILs lease recently from GM and in the paperwork submitted I listed myself as the buyer and for the title to be released to me.

Instead they released the title to my MIL and say that although it was a mistake they can't do anything about it at this point.

I need the title to be released to me bec it's an EV and according to my accountant I won't get the EV tax credit otherwise.

All the lemon law lawyers say they don't deal with these cases, honestly I don't even know what sort of lawyer would.

Any recommendation for a lawyer that would deal with this sort of thing?

Can't you just transfer title from MIL to you now?

Wouldn't work for the EV tax credit.

I need to receive the car from the dealer and be considered the buyer, according to my accountant.

If you don’t end up getting the credit, maybe take them to small claims court for the money you lost
