Would love to figure out if the MR to BA 40% bonus is a worth while redemption if redeeming for car rentals... Looking for very rough numbers.. Is it better to pay cash for minus available coupon codes, or redeem avios with a 40% discount (when transferring from MR)

Yes. That point was made to me, and I now agree.  Especially when the GC was bought at a discount.
$100 GC.  Bought for $90 on a 1ppd cc. $10/$100 = 10% discount (10% back) plus another 90 pts earned.
$100 paid with Ink.  100 x 5 = 500 pts Even if the pts are worth $.02 each, total discount = $10. So you break even with the $90 for $100.
But these calculations are approximate.
How much are points actually worth?
How much did you get the Staples GC for?

only issue is that ink offers 5x the points & the bonus kind of washes out the $10.. its not exactly a wash but its closer than I would ideally like
So ~$6 + ~$4.5 in points (@.022 cpd) =$10.50 net if bought through Amex
or ~$16.50 in points (@.016 cpd) if bought with an Ink at Staples.

You are comparing VGCs to Amex GCs. But Amex GCs are harder to liquidate...

There are also 2 advantages to online purchases, one of which is that you can save a trip to the store.

I printed out your diagram on a graph paper, to increase accuracy.  But my calculations are still rough.  The exact angles of the turns and other lengths were approximated.
I got 363 square meters.

a2+b2=c2 gives you the length of any given side where c is the hypotenuse of a right triangle.
Area of a rectangle:  length x width
Area of a triangle:    1/2 (base x height)

@Alexsei-Is this a question on a test somewhere?  The needed missing pieces are too perfectly placed to be random.  IOW, just missing enough to be able to figure out the problem.  :-X ;) :)

No it's an actual architect plan, I've since found a tool online https://www.sketchandcalc.com/ That you can upload the image and redraw however it could not replicate the numbers it was fine on the 3 straight sides but wrong on the odd ones so looks like it didn't get the scale to 100% or the architects markings are wrong

CORRECTION: 229.4 square meters


Sorry- I added something wrong.
Area of large square: 175.8 m2
Area of lower triangle: 39.6 m2 (large triangle minus tiny side triangle)
Area of triangle at right: 14 m(a little more approximate because of tiny corner at the bottom)
