Mortgage for Canadians

Is there any way for a Canadian citizen to get a mortgage here in the states?

Also, can a Canadian be a co signer on a mortgage for someone here that's  American?

I work in commercial real estate.  Is this for a home or for a commercial building?  For commercial deals usually if there are other people US citizens that are on the deal that are part of the buying entity it makes it easier to do.  Also, a 3rd party management company helps out, just for the bank to know that someone will be local.
