I believe the theory is that although the physical house (including plumbing etc) may depreciate, the properties appreciation is generally going to be more than the depreciation. Essentially, you have net appreciation.
Except recent history has blown that thinking out of the water.
"LESS IS MORE" It is the cumulative effect that kills deals!!! How many times do I have to say this?  >:(

That's wasnt due to depreciation, the value of the house at purchase was artificially  inflated.
Overall value of a property typically will increase or at least will stay about the same. Of course there will be exeptions but this is the general rule.
The opposite is true with a car. Over time it will eventual decrease in value until its worht next to nothing. Of course there are rare exceptions as can be found with classic cars.

When contrasting theories it does make a diffrence.
Historically home values increase while car values decrease. Are there exceptions ?  Yes and even in the case of the exceptions over a longer period of time those homes will  gain back some of their value. Where as a car will jusg continue to decrease until its worth nearly nothing.

When calculating ones net worth do you count the value of a financed car to counter the debt owed on the car ?
When calculating net worth for personal financial statements we follow asc274 (accounting standard codification).

Assets and liabilities are presented at their estimated current value. This means: "The amount at which the item could be exchanged between a buyer and seller, each of whom is well informed and willing, and neither of whom is compelled to buy or sell."

We do not present deprecated cost.

We use accrual method of accounting ; receivables and payables are presented at the discounted cash flow rate, using an appropriate interest rate.

It does.
For tax residential rental property deprecates typically over 27.5 years.

For GAAP you estimate the life and salvage value and deprecate accordingly.

But these are both not applicable for personal use property and personal net worth considerations.
