Your goal should be to get things done.  You're getting carried away with getting your landlord to do it for you.  He's supposed to, but since he's not, concentrate on what you need.  If you're handy, you can do the repairs and the bug extermination yourself.  It won't cost much more than time and attention.  If you can't do any of it yourself, hire people to do the things that are most important for your peace of mind.
Ignore your landlord. Live your life.  Yes, it’ll cost.  But chalk it up to life experience and ahavas chinam.


But isnt that what 311 is here for. So a landlord cant take advantage of the tenants? This is a business and I am the customer paying serous cash. Not that it makes a difference but my landlord purchased this house for $540k 10 yrs ago. Im guessing his mortgage is about $2,500 a month? He is bringing in $6,000 in rent.

Also as much as he is in the wrong, if it's something you can take care of yourself then you're just raising your blood pressure getting upset at him. Speaking as a tenant, it's not always worth the hassle of going to your landlord with every little thing

I cant fix the bug issue myself i tried. Nor can i try to fix the drain the backups onto my pouch every time it rains

How about hiring somebody and deducting the cost from the rent payments?

i gave my landlord notice two months in advance i'm moving and breaking my lease (moving out of state for work). I've been commuting 2 hrs each way. they don't want to give me my security deposit back. I haven't paid july rent. can i get out of losing my security deposit by letting them keep it as last months rent?

Nope, they can place you in collections for it. It will have negative credit implications.

Don't really understand where you're holding, they have 30 days after you move out to refund the deposit
