Are you looking for more management software (work orders/violations/permits) or accounting (rent/leasing/etc)?

Looking for software that does it all. I don't want separate systems.

I have used Yardi and MRI. Yardi is far superior to MRI and Yardi in constantly enhancing their product whereas MRI does not.

Yardi is not cheap though and they nickel and dime you for every feature you want that isn't part of their "core" product.

Why not a fan of MDS?
To be honest, i know nothing about the other mentioned options, all i know is that have been using MDS for years, and although it doesn't look modern from a graphic perspective, Functionally, it does everything i need, and seems easy to work with.
What is the downside of it, and what does it lack?

Do you use the management features of it? Work orders etc? Do you pay for the mobile version?

I used Yardi, switched to AppFolio. Night and day. Appfolio does everything, rolls out weekly updates, responds to questions/complaints much much faster, and is much more mobile friendly. Also takes care of leasing, advertising, signing leases, sending letters etc.
Yardi keeps track of work orders and accounting, but this much more full service. Feel free to ask me more questions if you need.

MRI just introduced a brand new interface. Not sure how much functionality was updated.

Seems like they have a pretty good product however they are missing one component which we need.
