when i said 600k in howell I meant a 1700 sf house, which isn't too practical long term and is basically a budget version house
lets face it, if you stay in nj there's no cheap options, following the jones means building a custom single house for 2m, anything less than that isn't  jones it's just being realistic that this is the prices. even non jewish areas are this price.
Why do you need an house that will fit 10 kids plus a room for the marrieds to visit when you are in your low 30’s with 3 or 4 kids? You can trade up at a later point. Yes it is an hassle but it’s what the average American does. It is called a starter home for a reason. According to the speech referenced above Rabbi Gewirtzman claimed he verified that one can purchase a 2400 sq ft house in Manchester for 650k. Still not cheap but it’s not 1.25 million. You can also rent a relatively spacious place for well under the 5-7k monthly mortgage on a new home. There’s no Halacha that says you must buy today.

a home for 650k will cost about 4500 monthly in todays rates, thats kind of pretty expensive.

Rentals have dropped in price tremendously recently, rent for much less than that until home prices or rates come down to match. It will happen, the only question is if it will be months or years.

All the houses on my block in Flatbush,  growing up were 1500 to  1700 sq ft. We had six kids in our family.

My current house is 1600 sq ft, 4 bedrooms upstairs plus a full finished basement, I'd say easily can fit 5 kids comfortably, maybe six. Is the living space on the first small? Yes. But there's no compelling and legitimate reason for an expensive upgrade, even if interest rates weren't high.

And if the answer is that 1600 sq ft is good for 5 kids but not 8 or 10 kids, might be worth having a serious family planning discussion since affordability issues are real issues. (It was refreshing to hear a rav discuss this "mundane " issue during  aseres yemi teshuva prime time, and put aside other more "ruchnios" issues. Finances can really get in the way of many things in a family, and he clearly sees the importance.)

Budgeting doesn't help when the income exceeds the basic expenses, with Bidenomics where the USD is devalued at 40% over the last three years, and salaries basically flat the only option left is borrowing - good luck.

When Biden says "Give them a 40% Raise" he means to say give the dollar the buying power it had before I took office.

the money saved by moving out to unpopulated areas is swallowed by the cost of services, should it be schooling, therapy, busing, kosher food (well depending what hechsher you're willing to eat) etc.

At the same time living OOT saves you a lot on items and experiences not readily available (talking from personal experience)

P.s. why is therapy more expensive OOT?

established neighborhoods usually figured out how to get it funded or fundraised for,
compare NYC to Lakewood everyone knows if you have a child that needs services stay in NYC

Bottom line the world was designed not to make ends meet and hashem wants our tfilos,
its says in the chovas halvovos that hashem gives its people what they based based on how important it is for them, he uses oxygen and water as an example,
now tkae a look in NYC where the housing is crazy high, they have much more funding for education, in Williamsburg where its even higher they had a chalukah worth 5 million, so everyone earns and spends, no one figured out the path to success, its just a matter of how much you pay uncle sam, you make more, you pay more, no one with a nice family size comes out ahead of the curve, except for a very small percent
