You can flip houses.

You can buy and rent houses.

You can take buisness and house loans and balance them with tenant income.

You can get an investor, and buy and rent/flip houses.

You can buy a plot of land in Lakewood, take out a loan, build a duplex, take the excess money (if you're lucky) from the loan and interest and reinvest it.

Real estate involves much more..  There is so much to do in the real estate field.

5% is really little for a real estate investment if you don't know how to invest you'd be better off by lending your money as a private money lender where you can make a minimum of 12% on your money.

you need at least 100k to get that kind of rate IME. anything less, expect 8-10% if you can find someone to take that little.

Not necessarily.. Usually for smaller amounts a PML will ask a higher rate  it's a pain to bother with small amounts.

Best way to make big bucks with zero starting capital is to syndicate. You may be surprised how easy it is to raise money  with the right presentation.
