Deed in NJ is accessible to all? If it's deeded to an llc can't the manager of the LLC sign?
Deeds are filed with the county's and are public.
Yes an LLC manager could sign. But in NJ the docs of a NJ LLC, and a foreign LLC registered in NJ are public. Including the member info/managing members and organizers

I suppose you might be able to get away with listing the non member manager but I don't think so.

( mortgage docs are also public, so if you must know how much your chavrusas shver shelled out for the down payment.... ;)

If her name is on the deed and mortgage, how does she not own them?
She does. Until the value of the property goes up after there is a contract. Then they have a din torah that she didn't own it and had no right to sell it.

I don't know that it was this person, but a chavrusa of min had that exact case when buying a house.

It can be done and is done very very often

Yeah, upon further review, listing a manager non member is fine.

Anyone use Yardi?

Can you confirm that it is not possible to run a backdated rent roll?

When clicking analytics>operations>residential you should run a rent roll with lease charges and put in the property, date, & post month that you want to get the rent roll for

This was working for me

Ok thanks. So if a partner tells us they can't run a backdated rent roll because Yardi doesn't make it possible, is that hogwash? Or are there possibly versions of Yardi that don't have this feature?

Do you really think that Yardi, the biggest player in the space, would not have this feature?
I don't know or any major software that CAN'T run a rent roll as of a past date.

Maybe... If they are using a really old version and haven't ever upgraded...

A detailed move in / move out report may help you, get what you want as well.

haven't used Yardi for a number of years, but sounds like hogwash. every bank askd for 12/31 rent rolls sometime in the middle of the first quarter. etc. etc.

Yup, I second this. Hogwash or illiterate.
