Any ideas to receive a loan/mortgage in the following scenario:

Great credit score
Very low income tax returns
Low transactions on bank statements
Can put down cash 50% of what the house is selling for
start with asking your broker. If itís a two family you can use the future income from one of the units. You can also get a co signer.

Anyone have any experience getting a mortgage with funds held in a trust (no real income otherwise)?

can be done with wealth banking with trust cosigning but would still need some income.

Btw wealth management mortgages are not discussed enough.Morgan Stanley and Wells Fargo typically have rates at least a half point under regular banks/brokers. JPmorgan and Merrill arenít as competitive IME.
