Since I see mortgage rates dropping, I got a quote today to refinance at 3% for 15 years (3.375% for 30 year). Fees around 1200 for closing and around 1500 for title insurance.
Am I missing any fees and is there anything better out there these days?

Approved Funding in NJ - speak to Ari. He gave me a quote of 3.25% on a 30 with fees baked in. He said its 1.5% on a 10 year. and in the upper 2's for a 15 year in NJ.

No one knows the future but I believe rates dropped today once more as they are factoring in another 1/4% decrease which they believe the Feds will announce March 17-18

Is it true that I can't refinance within six months? Or is it just with the same banker/broker? I closed in December and my guy says I need to wait six months.

Broker is just trying to close deal quicker. Almost never true. Cost of mortgage tax is almost always more than the cost of getting Assignment of mortgage. Unless rates will jump.

tried it but looking for site that that has multiple soft offers from lenders without hard inquiry
also they require a minimum of $50,000 loan which I am not interested in right now.
