they would have to be pretty darn competitive for this to make a difference

i look at it as an added bonus. I got a mortgage from them a few months ago, would have loved the extra 100k points.

Worth a try to call and see if they will honor? Sometimes it works with CC offers

In NY where most people keep their place for less than 5 years an ARM makes more sense than a 30 year fixed. 2.9% making 4% payments can makr a significant dent in principal. And the chances are LIBOR (assuming thats the index) wont move that much over the next 7 years to make it adjust terribly.

if you know your plans for the next couple years, an ARM will make more sense than a 30 year fixed.

Simple, so long as the Fed is flooding the market with free money LIBOR will not move. Its been that way for almost 10 years now. The housing market has still not flushed all the toxic pre-crash loans out. Therefore the Fed must artificially prop up the banks with free money.
I've had a 2/28 LIBOR based lpan for 10 years. Hasnt moved a drop.

In Manhattan was always the case. People just dont understand ARMs to make an informed decision. The brokers for the most part push 30 year money when thats not always the smartest or best option.
