You need to figure out if it is a temperature or pressure issue. The water heater regulator works on both.
I just found a new supply of forks!

Regulator is 150psi for pressure and 210 degrees for temperature. Check outlet nearest to water heater. How hot is the hot water? Odds are it is a pressure issue which leads back to an expansion tank.

Assuming that's the bathroom upstairs, yes, with the better caulk, and make sure whoever uses the shower there closes the curtain all the way

Any kitchen and bath silicone (as opposed to acrylic) one. All guns are the same to me. Coloris your preference.

Update: I turn my boiler off for the summer (I'm that cheap) and I put it on again about 6 weeks ago and since then not 1 drop in the bucket. Go figure.

In other news, why do I constantly need to bleed the same radiators? I was always told I'll have to bleed them at the start of each season but I find that I need to do it constantly and even stranger, some radiators I never have to bleed no matter what even at the start...

i have base board and i have to bleed them more than i would like

It sure sounds like something is wrong with your expansion tank that would answer why you have air in your lines and when there's no air left ie you bleed the radiators you'll probably start having your valve leaking..

I just realized that one of my toilets are running water. I opened up the top cover and it doesn't seems No different then my other toilets.



The only thing the I can think of is the (green) rubber stopper may not be tight enough. But wouldn't I see air bubbles come up if that's the case? I'm also not hearing the water refill which would be the case if the water level is going down
