Had installer out yesterday je cleaned milivolt piolet assembly

finally had time to do clean it out and no luck it still comes back to the same error

From looking around online it's not worth it just to change out the well sensor and the best bet is to change the control valve.

Does anyone know if not to handy guy can do it themselves :-)

There is another thing you can check. Make sure you have a good pilot light. It should be a blue flame and engulf the thermocouple.

Just came back from my neighbors who had almost the same issue. Flame was weak so I tested the thermocouple (skip this unless you know how) for mv. It read low. Took out the pilot and blew out the tube with compressed air. Also used brake clean and blew it out again. Put it back in and worked like a charm.
Only on DDF does 24/6 mean 24/5/half/half

I hate when that is the case. Drain the lines at the lowest point in the house.

house has 3 apartments: basement, 1st floor, 2nd floor.

1st floor has 1 hot water heater, 2nd floor has 2 water heaters. Initially the basement was supposed to be connected to 2nd floor hot water supply, but ended up getting connected to 1st floor. But no  problems for several years.

Recently, basement tenant says at times there's no hot water. Plumber came and said everything is fine but they may be running out of hot water. But here's the weird part - they're not running out of water at the times you'd expect - friday afternoon is fine, for example. And basement tenant says in most recent occurance, he does not think the 1st floor tenant had been using the hot water beforehand.

Any ideas of what may be going on?

Could the water mixer be at fault? There could be plenty of hot water but when the mixer malfunctions it won't come out the tap, and a plumber won't see any issues unless they look at the mixer itself. Another similar possibility is if there is a temperature shut off safety device

Think of my Shabbos hot water urn. It heats up and makes the water hot.  Then it sits and cools to a preset temp, and heats up again. etc.
A house hot water heater does the same thing.  If it hasn't been used for a while, it kind of cools down a bit.  Then it heats up.
So the basement tenant should try:  10-20 min before he wants to shower, let the hot water run a bit, turn it off, and wait.  It will activate the hot water heater and it'll get piping hot.  If he's washing a lot of dishes, he may see the water temps rise as he's washing them.


(You didn't have this problem until now.  It may be a sign that the heater is beginning to go.)

Correct, didn't have this problem until now, and it doesn't seem to be consistent - weeks can go by with no issues.

Also - what makes it strange is that we didn't have this problem until recently, when a new tenant moved in to the first floor (sharing the water heater). Again, my first assumption would be more water usage = running out of hot water, but the fact that it doesn't happen at high-usage times would seem to indicate otherwise...

Oh - hot water heaters are ~5 years old.

First time you use it in the day it will be cold from the water sitting in the pipes. After that you should not have an issue unless there is a problem. Family of 6 with a 75/gal water heater and had no problems.

Check another shower/faucet at the same time and see if the water is hot.

Explaining what was said earlier.
If there's no recirculating line (or even a pump), which there probably isn't since this was not the originally planned for configuration, then davka in low usage times you will have an issue.
If tenant #1 takes a shower at 10 pm, then at 11 pm water will be hot in the pipes and won't have to wait. If no one uses the water all day and 6 am the next morning tenant #2, who is far from the water heater, decides to take a quick shower, can take 10-15 minutes to get hot in his shower.
Another issue could be a faulty single handle valve which allows cold water to cross over into the hot line, thereby precluding the hot water from ever getting properly hot.
A good plumber can fix #1 and test for #2

Another easy check is when they say the water is not hot, leave it running and place your hand on the hot water pipe right at the water heater.
