Selling 1XC8  expiring 1/30/2025 asking $850. It can be applied to Park Hyatt Paris-Vendôme; Park Hyatt Kyoto and etc. Park Hyatt valued more than $1000

Selling:
GOH expires Feb 28, 2025, $50 each. two for $90   Feb 28 2026 $ 65 each

SUA expires Feb 28, 2025, $75 each. Two for $140   Feb 28 2026 $100  each

Buying  C4 paying $120-150 each and C7 $300-350 each

Maybe this is a naive question but why would a Category 8 FNC be worth anywhere close to $850? Peak points pricing at a Category 8 hotel is 45k points. Hyatt points can easily be found between 1.3-1.5cpp and have no expiration. The higher end of that range would be from a Globalist account with Guest of Honor included. It seems a bit dishonest to be comparing to the cash rate especially for a forum that heavily utilizes award travel. Please feel free to correct me if I'm wrong but I'm not trying to see someone vastly over pay just because they aren't aware.

Agreeing with everyone else on the forum cat8 are nowhere near $850. Of course you're free to sell it for whatever price you wish. I am not a buyer, but I'd say a cat8 is worth anywhere between $450-600, depending on how in demand they are.

It is pretty easy to get chase points and transfer them to Hyatt. Sitting on over 400k chase points currently.

I am sure many people would be more than happy to book others 35k-45k point nights they want for $800.

You just focused on the least important part of my comment which is very telling. Like others have mentioned, buying or selling points is not permitted here but folks can easily find Hyatt points at 1.3cpp. You completely ignored the fact that your price is a high even at 1.5cpp. You are free to try and sell at whatever price you want but just want to make sure folks are not being taken advantage of.

Yup, you can buy Hyatt points directly from hyatt at 1.2754 PP.

45k points cost $864. Even after credit card and TCB cashbacks, its more than 1.27x. What am I missing?

You're right. My mistake I calculated my own points after the bonus.
 20% bonus on points purchased. But not at that price.  Yah expensive at 1.92%

Honestly there are a lot of places you can purchase them at 1.3. You can find a brokerage online doing some basic google searches. The only other options are going to be private/paywall slack, telegram, and or WhatsApp groups.

I'd avoid 2nd guest bookings in luxury or boutique hotels where they'd know everyone by name. Not sure how big this place is. Outside US, they ask for passport of all guests. PH Dubai sent me 2 reminders to send passport copy of my 2nd guest that never showed up. I was the primary and gave my passport during the stay.
