Welcome to DDF.  Im extremely curious as to why you decided to come here to ask this. Usually real estate investments are alot of money. So you come here for the first time and ask random people for guidence?

I am looking for an excel sheet for RE deals.
Something that I can put in a bunch of info, that would differ with every deal.
It would tell me cap rates, irr, cash on cash, what the principal paydown has been at any point so I can calculate what Id get in a refi etc.
how different terms of the loan would effect all the above.
Does anyone have a sheet?

There are people that do this as a business. PM if you're interested.
