And the answer is that it's preferable to light and then eat at JJs.

Probably need to establish some semblance of kvius (if only kvius seudah) to be able to make a brocha on chanukah candles there.  Also need to stay next to the candles at least 30 minutes.
I've been waiting over 5 years with bated breath for someone to say that!

I didn't get into the specifics yet, but right now this question is back in the air as the Rov didn't realize I was flying solo with my family staying at home.
