in theory lease is no difference than installment.

simply put.
take the full msrp amount of phone.
lets say 960 (simple math)
divide by 24.
u get 40

every month u pay 40.

lease:
u are committed to making 18 month payments 40 per month
(with the option of trading in after 12 months, but then u loose all that u have paid)
(so lets say u keep the lease for full 18 month)

then at that point u can turn in the phone and get another phone (via lease or installment)
or u can pay the remaining 6 x40 and own the phone.
or u can continue to pay 40 for ever (and never own the phone..not sure why anyone would do this)

installment:
u are committed to to making 24 month payments 40 per month
then u own the phone

so they are essential the same.
w lease u have option

now in this case..the lease has discount but it forces u to stay w carrier (Sprint) for 18 months...so lets say they give u $30 discount per month for 18 months.
first 18 months u pay $10 and S pays $30.
then like before u pay the 6 x 40 month and u own the phone
so u have paid 180+240 = 420 for a 960 phone

regarding the return condition , etc..doesnt matter...if u own of lease or installemnt
u will take care of the phone or not

all this assumes u stay with sprint for 18 months.
if not u will not get any bill credits

so for this specific deal:

With eligible trade: iPhone X 64GB $5/mo. after $36.67/mo. credit.

36.67+5=41.67


1000/24 = 41.67

41.67x6=250
pay 250 after 18 months and u own device.
