Experian: 800-493-1058 With A Report Number

Experian: 714-830-7000 (Without A Report Number) Call and Press 0. You will get connected to the switchboard operator. Tell them you just called in and entered your report number and the automated system disconnected you. Ask them if they can get a human on the line for disputes. That's the only way you'll be able to get through to a live person at Experian without a Report Number.

So the pre approval has two advantages; it's free and you get the desired real estate related hard pull.
I think your referring to
Get preapproved from someone online.  Have your realtor run a 3BM whatever.

You basically want a real estate coded INQ on each CRA.
Methinks one of us misunderstood. Sounds like you (David) read it to mean that the real estate INQ is a positive, but I read it to mean you want a real estate coded INQ on your CRA which will then enable you to get your FICO 04 scores from your realtor somehow. The INQ is still a hard pull which is at best neutral and at worst negative. I think someone mentioned 6 months before because most banks barely care about inquiries 6 months or older.

I'm not sure if this advice was in general, or if you have negatives on your report. I found this fascinating, as I've never heard of this before.

The score that you get from Amex is not the one that we use for your mortgage rates. I don't know if there is a place that you can see that score before applying for a mortgage and having the bank pull your report.

To answer your original question, 746 is good but not the best. Anything over a 760 would be considered the best score.
If we're applying jointly and 1 spouse is 786 and the other 746 would that be better?

Is there any positive or otherwise effect to be had by this for people with clean records? Would you advise them to go the MyFico route instead to avoid the unnecessary inquiries?

Would depend on what all 3 of your scores are and all 3 ur wife's scores. The score used would be the lower of the middle 2 scores.

filed a dispute with the  3 CRA  11/25. 1 deleted it. Will the other 2 auto delete it after 30 days? Will i have to go back to them with a letter sayings its already 30 days so delete?

Are you disputing a legitimate item or an incorrect reporting of an item on your report?
More details would be helpful.

They have 30 days plus 5 days for the mail back to you.

Many people report that if the disputes take the full 30 days, you have a good chance that your dispute will be successful.

Did you dispute online or via CMRRR? 

Did you dispute off your free annual credit report?  If so, they have 45 days to respond (plus 5 days in the mail)

disputed online. using the free credit report number But both have a completion date of the investigation 30 days after i disputed.

IME, EQ takes the full 30+5 days to respond, even when unsuccessful..
