they put an asking price on a house that's below market value and then create a bidding war.
It can work, just remember, that if they get a full price offer and no bidding war, you owe the agent the commission even if you don't take the offer.

Unless you're taking a company that charges a flat rate to list your house, you only pay commission if you close.

This makes a lot of sense. The question is with houses in brooklyn jewish areas being at 1M and over would sellers actually commit to an agent for a 6% commission. A house in some random place that costs 400k 6% nets 24k. When your talking about a house that is much more expensive what is the real estate agent doing extra to be getting such a high commission to a realtor in some random state.

A lot of these offers I got are from this website upnest.com basically you fill out a form and local agents give you their proposals and some stats. I got 4 offers ranging from 3.5% to 4.5% I was able to talk all of them down to 3%.
You're correct. Which is why you're getting offers of 4%.

But that 4% will be split with your agent and the buyer's agent.

when i bought a house- i looked at one house which was for sale by owner and one through a agent.  I personally needed that push from the agent. so i guess it depends on the buyer.

I sold my home last year in Brooklyn in less then a week without a broker. I have heard that the Brooklyn market is now more flooded with inventory and selling might be more difficult. I didnt even list online. Sent a Whatapp to a block chat, someone came that night and made an offer. Contract was signed within the week.

Considering that his agent just grossly overpaid for a house on my block, which is predominantly Orthodox and has 6 shuls in a 1 block radius, I would say he's looking to get deeper into the frum community. But we finally have someone on the block with a Maybach S600 and should be good for my home value, so no complaints.
