If yoy want to use them for hotels, Hyatt offers the best value out of the UR hotel transfer partners.
Value comparable to airline miles?

I'd love to see your source on this.

People have been denied with a pre approval.  The 5/24 applies to all personal Chase cards that are not cobranded.  Getting a pre approval to pop up isn't going to change that.

Sometimes you're better off selling and booking with cash, depending on the rates.

He didn't mention selling, just using points. 

I have no problem getting more (often way more) than the market rate for selling points by simply using my points, although I understand why some people sell them.

With Hyatt, yes.

That's the only hotel transfer partner for UR that I would ever recommend.

Log in to UR and transfer points to Hyatt. Pretty simple.

how about if I got an invitation in the mail? Do you think that with a invitation number they will approve even I have 5/24?

They're stupid. They're giving us hell to try avoid churners. Why don't they just make it like the airline cards, where the 24 months is enforced? (I'd rather that a lot more than this 5/24 garbage.)
The bonus within 24 months hasn't been widely reported as a problem they've been giving people, so it doesn't sound like it's a steadfast rule yet, even if they're starting to roll it out. Huca can definitely help.
