Supposedly they go up to 1/3 acre, which I guess might be doable? But it's really a closely related issue.

As far as Tempa 3.0 goes, I think this has a better chance of working out. There's a lot of money behind this and the ultimate goal is profit. That goes a long way towards success IMO.

Seems like the Sapphire model has a pool room and bathroom so that's probably an option there.

The other options for the crowd they're attracting, start at $700k+ for 2k SF and $1mm+ for 3k SF.

Monsey, Lakewood exploded when the developers got what they wanted. Not when new rabbanim showed up or new kollelem opened up.
You need a team of skilled professionals that are driven by making profits.
