I don’t think this shul has functioned as a Lubavitch shul for many decades.

Google maps messed up.
The spot it's on is 4814 16th Ave.  That's Bais Menachem Lubavitch.
The name and address written in the link is Bais R' Yoel- Heichel Menachem  al shem R Yoel Kahn and is at 1581 52nd St.
The old Simpson shul 1546 46st St may be only partially functional since R Rosenfeld has aged and isn't in BP any more. I think this one had a visit from the Frierdike Rebbe in 1929.

When was it last used by Lubavitch ?

When Rabbi Raitport was its Rav. I grew up in that shul. Its a shanda charpa and busha. All in the name of some greedy developer who is only looking out for his pocket. I remember Rav Ushpal Z"L as the rav there before Rabbi Raitport.

I don't envy those involved in the sale.

It shouldn't be done to any shul (that was built as a shul, rather than a house converted to a shul). Let alone one that has been around for so long and is in the boundaries of a current Yiddishe community.

How much money does the investor think he will make? Are there no other places to make money? Is the money worth it for the tarnished reputation? (I have no idea who this is, maybe reputation isn't that great to begin with).

I am not familiar with all the details, but in such situations, are the parties truly removed from each other? Do you really think there was no collusion here, stacking the board and padding pockets to get this done? Why would it be in the interest of a Shul board to sell such a shul?

vien did the same thing in Williamsburg with the Clymer st shule, they hijacked the board and then sold it to vien which demolished the shul and then left the land empty, fast forward 20 years they sold it for a nice profit to a developer who built apartments on the property.

It seems to be the same issue with many of these “community” shuls. The community changed or left, the biggest crowd is for an early motzei Shabbos maariv, but you have 3 old members left who  don’t want anything to change. In some cases they barely even use the main shul, they daven in the basement. Very sad to see. Gorgeous shuls rotting away, but what’s supposed to happen ?

There are always new crowds and communities. Need some legal protections to make sure it isn't sold. Absent that, you'll always have someone greedy enough. If you believe the board members approving the sale didn't have any personal gain, I have some bridges to sell you.
