It's pretty unlikely we'll see things drastically lower.  Rates are already basically at historic lows but are fluctuating a bit near that territory.

Madison Title in Lakewood.  Used them last go around.  Worked great. Very responsive.  Friend is a contact.  Happy to provide his contact info.

A relative of mine needs to close on an investment home (Doing this as a favor for someone that just got a hud voucher but owns their home - fully legal and all) within the next few weeks and needs to have 65k to put down but only has 45k in the bank/ retirement account. The banks are not allowing for money to be borrowed. Any ideas on how to make up for this 20k difference?

No. Since it’s an investment property they don’t think it’s logical that someone would give money as a gift.

Really depends on many factors but they are at or near 10 year lows.
