A relative of mine needs to close on an investment home (Doing this as a favor for someone that just got a hud voucher but owns their home - fully legal and all) within the next few weeks and needs to have 65k to put down but only has 45k in the bank/ retirement account. The banks are not allowing for money to be borrowed. Any ideas on how to make up for this 20k difference?

No. Since itís an investment property they donít think itís logical that someone would give money as a gift.

I think it's unlikely we'll see rates go much lower.  They have been staying in the same range give or take for the last few weeks.

Really depends on many factors but they are at or near 10 year lows.

I'm about to close on a 30yr refinance at 3.25%  I had the option of doing 15yr at 2.875%

I'm in the process of refinancing as well at 3.25% It better then my current rate of 4.3%  :)
