Are prices coming down?
What's the going rate now for a 3 bdrm 1.5 bath basement?
They're definitely coming down. I'm not in the market, but my understanding is that would go for something around 1500.
I wonder what people who type "u" instead of "you" do with all their free time.

Which area? O&V area is still much more, from what I understand.

How much more? The days of $2-2.5k+ are over. OP asked about 1.5 bath, not 2.

All depends on area and new/old. Anywhere between $1,500-$2000.

Correct O&V are $1,800-$2,000 but still way down from the $2,500 craziness.

How did it happen? Did more apartments come on the market? There's only 1 or 2 developments that hit the market since then - on Prospect and on Drake

really depends on the area, I’m quite sure decent condition basements of that size in the Yeshiva area are still north of 2k.

Capitalism. Examples:

1. Increase pricing and lack of availability pushed young families to just buy starter homes TR/Manchester.

2. Lakewood losing the luster of affordability meant families moving back from Israel pursued alternative options.

Etc.

Are people really getting that much, or are those the asking prices in the Masa U'Matan?

Yes. Someone listed at $1,750 2 weeks ago and it was grabbed in an hour.

Just heard that Arlington area is $1800-$2000 currently.
I guess certain neighborhoods are still in high demand.

Isn't 1 and 2 the same? Or are you implying that they didn't move back to the Central NJ area? Where'd they go instead?

Every “out of town” community (at least that I know of) has had large, and in some cases very large, amount of move-ins since COVID.

There are a lot of less desirable units. There are over 100 furnished units.

Apparently people are finding apartments without needing to go to a temporary first.
