its great value at like 2 hotels. Most others are max $200/night, cheaper with aaa rate

I'd use it every night of the week at Hyatt 48 Lex, which IMHO should be at least a Cat. 5.

With their rates it'll be a 5 or 6 at the next category adjustment.
Luckily Hyatt adjustments are infrequent.

When I stayed there their loads were very low, the GH and Andazs seem to be sold out frequently.

Either way the 48LEX was categorized on projected ADR before opening and there hasn't been a recategorization since.

I'm just suggesting that as a new hotel with low occupancy and trying to gain publicity the property may prefer it this way.

ADR=Average daily rate.
REVPAR=Revenue per available room, or ADRxTotal rooms/occupancy rate.

If categories are based on REVPAR than occupancy rate is a factor, otherwise only ADR is a factor.

Anyway hotels don't choose categories they are assigned categories based on either past year's ADR or next year's predicted ADR.

Either way Hyatt recategorizes ever few years, and at the next one I can all but guarantee 48LEX moves up.

$450-500 is practically the going rate. Just FYI (your hopes of $600-700 are a bit unrealistic)
