I'm not familiar with Westgate. Why do you think #3
I'm not sure what he's referring to, but 1 thing to know about Westgate is that it's by far the biggest development in Lakewood (if you want to call it a development - more like a neighborhood), if I'm not mistaken. I think there are over 10,000 people there. The houses are also smaller and cheaper than in many other parts of Lakewood. It's possible that he's referring to both these factors having the effect of people that can't afford or wouldn't fit into very homogenous picture perfect young developments moving to a larger, cheaper, more diverse neighborhood like Westgate. (I don't know any of these things to be completely factual - someone please correct me if I'm wrong.)
